A 1950s brick ranch house with a picture window and a concrete driveway on a flat suburban street in late fall

Oak Park plumbing calls mostly come from 1950s houses. Between 1950 and 1960 the city went from about 5,000 people to more than 36,000 and was billed as America’s fastest-growing city, and nearly half of today’s homes date from that decade. That gives Oak Park street after street of brick ranches the same age, with cast iron drains and sewer laterals now about 70 years old. It also has more renters than its neighbors, 37% of households, with hundreds of apartments in larger buildings. We work between 8 Mile and I-696 from our office on Stephens Rd in Warren.

Why 1950s ranches between 8 Mile and I-696 wear out together

A ranch built here in the mid-1950s usually has a cast iron building drain under the basement floor, a cast iron stack, and a lateral of cast iron or clay out to the street. Supply lines were mostly copper by then, though houses from the first years of the decade can still have galvanized. Seventy years on, cast iron scales inside and thins along the bottom of horizontal runs, and clay joints open up to roots. You notice it as slow drains through the whole house, a sewer smell in the basement, or a main that needs cabling every year. Our post on cast iron drain pipe problems shows what each stage looks like.

The sewer system matters too. Oak Park is one of the 14 communities in the George W. Kuhn drainage district, where many suburbs were built with combined sewers, and the city was part of the settlement over the 2014 and 2017 floods. The system’s first piece, the Twelve Towns Drain, was planned in the 1950s while Oak Park was filling in, and wasn’t built until 1962 and 1963. A building drain that is scaled or cracked can’t carry a storm surge back out, so a camera look at the sewer line is worth doing before you finish a basement.

Rentals add their own pattern. Oak Park has 956 units in buildings of 50 or more apartments and about 1,100 more in buildings of 5 to 49. Shared stacks mean one clogged unit can back up into another.

Getting to Oak Park from Stephens Rd by 8 Mile or I-696

Oak Park is a straight run for us. 8 Mile Road, the city’s southern border, runs east to Hoover Road, and Hoover leads north to our office on Stephens Rd. I-696 along the north edge gives us a second way in at Coolidge Highway or Greenfield. We schedule Oak Park calls alongside other work near 8 Mile and tell you plainly where yours lands in the day.

In a ranch we start at the floor drain and the main cleanout, then look at the water heater and the supply line where it enters the house. After testing in 2019, more than 100 Oak Park homes with private lead service lines were found and replaced, and the city says it has no known public lead lines. If your service pipe looks unfamiliar, the city water department is the place to ask. In apartment buildings we ask which units share a stack before opening anything. Permits go through the Building Division at 14300 Oak Park Blvd.

  • Oak Park City Hall, 14000 Oak Park Blvd.
  • Building Division, 14300 Oak Park Blvd, for plumbing permits and inspections.

  • Oak Park Schools, with the Berkley and Ferndale districts covering parts of the city.

Nearly everything between 8 Mile and I-696 went up in one burst, and 1950s newspaper ads show local builders selling three-bedroom ranches here. Houses that went up together tend to share pipe materials, so the drain problems in one Oak Park ranch are a fair guide to the one next door. 8 Mile on the south and I-696 on the north bracket nearly all of it, and our routes in use both.

Plumbing that Oak Park’s postwar houses and apartment buildings call for

  • Sewer line repair and inspection

Laterals under 1950s Oak Park lots are about 70 years old, and cracked clay or worn cast iron is the usual reason a main keeps clogging.

  • Drain cleaning and unclogging

Scaled cast iron branches in ranch kitchens and baths narrow a little every year until grease or hair finally stops them, often in several fixtures on the same run at once.

  • Water heater installation

Most Oak Park homes heat with gas, and the tank usually shares a basement corner and a chimney flue with the furnace, so venting gets checked whenever the heater is replaced.

  • Plumbing for landlords and property managers

With 37% of households renting and 956 apartments in buildings of 50 or more units, shared stacks and building mains need someone tracking which units back up and when.

  • Basement floor drain cleaning

As one of the 14 Kuhn district cities, Oak Park sends storm water and sewage down the same street pipes, so a basement floor drain is where a surge shows up first.

  • Hydro jetting

The main drain of a 1960s or 1970s apartment building carries every kitchen in it, and jetting clears the grease coating that cabling leaves behind on the pipe walls.

  • Leak detection and repair

Oak Park has 985 attached single-family homes, where a supply leak behind a shared wall can show up on the neighbor’s side first, so finding the source takes testing before opening walls.

Oak Park plumbing questions

Is it worth replacing the cast iron under my Oak Park ranch’s basement floor?

No, not automatically. A camera shows whether the pipe is scaled but sound, which cleaning and jetting can handle, or cracked and thinned along the bottom, which needs a section replaced. In a 1950s Oak Park drain, now about 70 years old, both conditions can show up in a single run.

Do you handle plumbing for Oak Park apartment buildings?

Yes. We work on rentals and multi-unit buildings, including clogged unit lines, shared stacks and building mains. Oak Park has 956 apartments in buildings of 50 or more units, and in those we find out which units share a stack before opening a line. Our property management plumbing page covers work for landlords and managers.
