Urgent repair or something you can schedule

Some problems cannot wait: water spraying from a split pipe, sewage coming up through a floor drain, a smell of gas, or no water at all on a winter morning. Shut off the main water valve if water is running, leave the building if you smell gas, and call. The emergency group below covers what to do in the first minutes.

Most other work can be planned. A slow drain, a water heater that is getting old, galvanized pipe that has lost its pressure or a toilet that rocks are worth fixing soon, but on a day that suits you. Planning ahead also leaves time for permits when the job needs one.

Permits for water heater and repipe work in Warren

Michigan works from the 2021 Michigan Plumbing Code, in effect since March 2024, and Warren’s Division of Buildings and Safety Engineering lists hot water tanks, sump pumps, gas piping and plumbing alterations as permit items. A water heater replacement or a whole-house repipe usually means a permit and an inspection. Gas piping goes under a separate mechanical permit. Homeowners may pull a plumbing permit for their own owner-occupied house; rental properties need a contractor.

Residential and commercial plumbing

Most of our calls come from houses: the brick ranches and colonials built across Warren from the 1950s through the 1970s, plus the older homes near 8 Mile. Business work is its own group. Restaurants, retail, offices, rental buildings and light industrial sites along Van Dyke, Mound, Hoover and the mile roads have code-required backflow testing, grease lines and tenants who cannot be without water for long.

How to choose the right service

Start with the symptom, not the fix. One slow fixture is a drain cleaning job; water rising in the basement floor drain points to the main line. No hot water could be a repair or a replacement depending on the tank’s age and condition. If you are not sure which page fits, call and describe it. We would rather sort it out on the phone than send you down the wrong path.

Questions about our plumbing services

What is the difference between drain cleaning and basement floor drain cleaning?

Drain cleaning clears a fixture or branch line, like a kitchen sink or a tub. Basement floor drain cleaning goes after the floor drain and the main building drain behind it, which is usually where the problem is when water comes up in the basement.

Do you install and repair gas lines?

Gas piping in Michigan falls under mechanical licensing and Warren permits it as mechanical work, separate from plumbing. Our gas line installation and repair page explains what that work involves and how it is permitted and pressure-tested.

Can you help with backflow testing for a business?

Yes. Commercial and industrial properties with testable backflow assemblies need them tested on schedule by a certified tester. See backflow prevention and testing for what the test involves.

Which services need a permit in Warren?

The city lists plumbing alterations, sump pumps, gas piping and hot water tanks as permit items. Repairs like clearing a drain or replacing a faucet cartridge do not. We tell you up front when your job needs one.
